Why this exists.

I'm an attorney and a working landlord. I tried the enterprise platforms — they assumed I had a back office and that $0.30 per door per month was nothing. They were wrong. So I built what I actually needed: clean accounting across four legal entities, an honest tenant portal, ACH that doesn't gouge anyone, and reports that map to the IRS form I'm actually going to file.

FAQ

Who is PropertyHub for?

Owners and small property managers with roughly 1–50 doors. If you've outgrown spreadsheets but the enterprise platforms feel ridiculous, you're in the right place.

How is rent collected?

ACH bank transfer via Stripe. Tenants authorize once (NACHA-compliant), then autopay runs monthly. On Free, tenants pay a $3 ACH fee — the lowest in the market. On Pro, you absorb it and your tenants pay nothing.

Is the Free tier really free forever?

Yes. Unlimited doors, unlimited tenants, all the core features. We make money when tenants pay ACH fees on the Free tier (and when Pro/Manager users absorb that fee instead). We will never put a "but actually you have to pay $X to unlock real features" gate on Free.

Do you handle Section 8 / housing voucher splits?

Yes. Set the housing-authority portion and tenant portion on the lease. Late notices fire only on the tenant's share.

What about my data? Where does it live?

AWS US-East-2. Daily encrypted backups. You own your data and can export it as CSV anytime.

Is there a contract?

No. Month-to-month. Cancel from settings.
